For families helping a parent or loved one make the move to assisted living — what to expect, what to plan for, and how to handle the family home during the transition.

This Is One of the Hardest Transitions a Family Faces

When a parent can no longer safely live independently, the family faces decisions on multiple fronts simultaneously — finding the right care setting, managing the financial logistics, supporting the emotional weight of the change, and figuring out what to do with the family home.

Step 1: Understand the Housing Options

Arizona offers a range of residential care options for seniors, from independent living to memory care. Understanding the differences helps families make the right choice:

  • Independent Living Communities: For seniors who can live independently but want social engagement and convenience. Typically do not provide personal care services.
  • Assisted Living Facilities: Provide help with daily activities (bathing, dressing, medication management) while supporting independence. Licensed and regulated by the Arizona Department of Health Services.
  • Memory Care: Specialized care for residents with Alzheimer's or other forms of dementia. Secured environments with staff trained in dementia care.
  • Skilled Nursing Facilities: For residents requiring ongoing medical care and rehabilitation services.

Step 2: Financial Considerations

Assisted living in Arizona is primarily a private-pay expense — Medicare does not typically cover long-term assisted living costs, though it may cover some skilled nursing or rehabilitation services. Key financial considerations include:

  • Long-Term Care Insurance: If your parent has an existing policy, review it carefully for benefit triggers and coverage.
  • VA Benefits: Veterans may qualify for Aid and Attendance benefits to help cover assisted living costs.
  • Arizona ALTCS: The Arizona Long Term Care System provides Medicaid-funded long-term care for eligible low-income seniors. Consult an elder law attorney for planning and eligibility guidance.
  • Home Sale Proceeds: For many families, the sale of the family home is a primary source of funds for ongoing care costs. This is one reason the property transition process matters so much.

Step 3: Legal Preparation

Before or during the transition, ensure these legal documents are in place:

  • Durable Power of Attorney (financial)
  • Healthcare Power of Attorney / Healthcare Proxy
  • Living Will / Advance Directive
  • Current Will or Trust documents
  • POLST (Physician Orders for Life-Sustaining Treatment) if appropriate

Step 4: Managing the Family Home

Once the decision is made to move to assisted living, the family home becomes an asset that needs to be managed — and eventually, usually sold. This is where many families feel most overwhelmed.
