Initial Consultation

This call is free, with no obligation. We want to understand your situation before making any recommendations.

Property Walkthrough

Bradley visits the property in person to assess the scope of work. We document the current condition, identify what needs to happen, and develop a realistic plan.

You receive a written summary of the walkthrough assessment and a proposed timeline.

Cleanout Coordination

We coordinate the sorting, removal, and donation of belongings. You decide what stays, what goes, and what gets donated. We handle the rest.

Photo documentation throughout. Regular updates so you always know what's happening.

Property Preparation

Repairs, cleaning, landscaping, staging recommendations. We coordinate all vendors and oversee the work to ensure it's done right.

Bradley personally oversees vendor work and provides progress reports throughout preparation.

Every situation is different. A straightforward cleanout and sale might take 6 to 8 weeks. Properties requiring significant preparation or those in probate may take longer. During our initial consultation, we'll develop a realistic timeline based on your specific circumstances.
No. Bradley becomes your local presence. He coordinates all property access, vendor visits, cleanout logistics, and property preparation. You receive regular photo updates and progress reports so you're always informed without needing to be physically present. Many of our clients manage the entire process from out of state.
We coordinate with your attorney and work within legal timelines. We handle the property side of things while your legal team handles court requirements. We do not provide legal advice, but we are experienced working within probate constraints and can adjust our coordination accordingly.
